I would suggest you to do a litlle bit of reasearch before investing in any property. Property investment is a good long term investment. The location sounds good and if you doubt about the swamp then do a bit of geographical research before investing into it.

I am looking at buying a building lot for 6500$ it is completely uneven and looks like it might be swampy in some areas in the spring with some low spots.Its in a decent location though and im thinking with some tlc, i can even out the lot and make it nice with a few loads of filler gravel and dirt. I am going to be looking into buiyn property insurance to, the lot is 100 ft. by 250 ft. this is my first property and the lot says its permitted for building on and has a recent land survey done. Should i jump on this even though the lo is crap and might get even crappier in the spring? it is a great price and just an hour from ottawa. Lake at the end of road and crown land just 5 mins away on th atv.
