What you are proposing is not an attractive deal to a private investor, who is looking for a return of at least 10-12% on his money.

My family has reliable income and great references. We found a home that is a fixer upper on a short sale and will not be able to go through conventional mortgage. We are looking to purchase a 175,00 home. Pay full amount at end of 5 years...along with 1100 monthly as a lease.

I was told to look into private investors. I am just not sure where I should be looking.
